We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us. We have a troubleshooting procedure in place to see if we can solve the problem without dispatching a technician thus saving you money!

Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

MAINTENANCE RESERVE

We do not require each owner to have maintenance reserves in their account. We will deduct the service amount from your portfolio. In the event your portfolio falls below the required work amount, we will ask you to make a contribution before the work will begin.

TENANT RELATED DAMAGE

If we see an issue was caused by tenant negligence, then we will charge the tenant for the work on their ledger. Please know that we will bill you for the work amount, collect the balance from the tenant and reimburse you.

MAINTENANCE CALLS

BELOW $500 We will go ahead and dispatch a maintenance worker or vendor to handle the issue for the tenant. You will see that reflected on your monthly statement with an invoice.

ABOVE $500 We will contact you to discuss the situation. This allows us the opportunity to talk about the solution and next steps.

This plan is available for the cost of $200 per door and billed annually.
